We are proud to announce that Colby River has been shortlisted across three categories in the 2026 Manchester Property Awards: Build to Rent Platform of the Year, Property Management Company of the Year and Young Property Professional of the Year for Samantha Patocka, Resident Service Manager at Chapel Wharf.
The Manchester Property Awards exist to recognise the people and organisations shaping the city’s growth and are judged by a panel that includes senior property leaders from across Greater Manchester’s ten borough councils.

Samantha Patocka fully deserves her place on the list, reflecting the talent and hard work she has shown since joining the business in 2024.”

Colby River has two sites in Manchester. Chapel Wharf, completed in 2020, is one of the largest Build to Rent schemes in the UK, with 995 apartments home to over 1,550 residents. Botanica, a scheme of 363 apartments, duplexes and townhouses, which has been under Colby River’s management for 18 months and now has one of the highest occupancy rates of any development in our national portfolio.

Jackie continues: “As an operator, we know the resident experience is shaped by the things that happen every day: how quickly a repair is carried out, how well a building is cared for, and whether someone is there when they need us. Those standards are delivered day in, day out by our teams on site. It’s fantastic to see their work recognised, the credit belongs to them.”
The winners will be announced at the Manchester Property Awards Ceremony on Friday 6th November.
