Colby River launches as a property market first after Dandara Living spin-out

Colby River, a new end-to-end living sector management business, has launched in the UK following a spin-out of Dandara Living Management from the Dandara Group. It is the first business of its kind to operate across all living sector asset classes.

Colby River offers its clients a fully integrated and seamless end-to-end platform, from deal sourcing, underwriting and execution through development, mobilisation, long-term lettings and operations.

Investors are no longer focused on one narrow asset class. They need operational partners who can deliver on their investment strategy, work across multiple living sectors, consolidate reporting and manage scale intelligently throughout the entire lifecycle.

Delphine Deasy has been appointed Managing Director of Capital Management at Colby River, bringing over 25 years of leadership experience from a range of investment institutions. She comments: “We have launched Colby River as a response to how the residential market is evolving. Institutional investors are increasing their allocations to the living sector due to its strong fundamentals and stable cashflows. Investors are no longer focused on one narrow asset class. They need operational partners who can deliver on their investment strategy, work across multiple living sectors, consolidate reporting and manage scale intelligently throughout the entire lifecycle.

“Colby River has been set up to offer the market an end-to-end solution. Incisive and operationally nimble, the business is designed for long-term alignment with capital. The company is perfectly positioned to provide independent expertise to a diverse base of institutional investors, securing the most compelling investment opportunities on the market.”

Commenting on the move Trevor Dempsey, CEO at Dandara said: “The spin-out of the growing management business will enable Dandara to concentrate on what it has always done best – collaborating with a range of partners to deliver much-needed quality homes and apartments.”

Colby River will operate independently, with a new executive team and a service offering that includes capital management, development and operations. The business will be seeking to expand its existing blue chip client roster which includes ECE, Europa and Heitman and has also secured the backing of Aviva Investors.

Advisers on the transaction were CMS, Simmons & Simmons and Knight Frank.

Deasy concludes: “While financial markets remain challenging, UK residential property continues to offer resilience and long-term value. Colby River is built to help institutional capital tap into that opportunity with a 360 approach to their investments, driving efficiency, scalability and returns.”
