Overview

Chapel Wharf is a large-scale Build to Rent neighbourhood on the edge of Manchester city centre, close to Spinningfields and within easy walking distance of the core retail, leisure and cultural offer. Completed in 2020, the scheme has continued to perform strongly in a competitive market, supported by practical, everyday amenities and a service model focused on consistency, responsiveness and community connection.

Services delivered

  • Property Management: onsite mobilisation and day-to-day building operations; resident services and communications; maintenance, contractor and compliance oversight; performance reporting and service improvement actions.
  • Asset Management (select activities): monitoring operational performance (occupancy, arrears, resident feedback); budgeting support and cost control; ESG delivery inputs aligned to client requirements.
  • Development Management (operational readiness support, where applicable): operational input on amenity and back-of-house design; handover and defects support; mobilisation planning into live operations.

What makes it work

The proposition is led by location and liveability: a city-centre-fringe setting with strong walkability, paired with amenities designed for real daily use. The mix of fitness, co-working and flexible social space supports a broad resident base and keeps the development relevant well beyond lease-up.
Operationally, the focus is on dependable service and clear communication. Regular resident engagement and feedback loops help shape programming and priorities, supporting a stable community feel and strong advocacy.
