Through deep market relationships the Colby River team are uniquely placed to source and secure on/off market opportunities across the living sector. We apply rigorous investment selection tools and underwriting processes to source the right opportunities for our clients and to thereafter execute a wide variety of transaction structures, including forward fundings and/or forward commitments of schemes to be constructed, or purchases or joint ventures in respect of operational standing investments. The team stay closely involved post-acquisition to maximise asset performance through the implementation of active asset management strategies and to assist with any marketing and sales process in order to secure an exit.
Development Management
We support projects from early oversight on forward-funded investments through to full development management. This includes shaping design direction, keeping delivery on track, and providing clear governance and reporting through construction, fit-out and handover. We maintain a strong focus on Building Safety and compliance, helping ensure assets are delivered as intended and ready for smooth mobilisation and long-term operation.
Property Management
We mobilise and operate residential assets from pre–practical completion readiness through to stabilised performance. This covers onboarding, leasing and tenancy progression, day-to-day property management and maintenance, and the reporting and accounting that supports good decision-making. We drive efficiency with a central operating model supported by a regional leasing approach and deliver marketing and move-in activity aligned to site KPIs, with building safety and compliance embedded throughout.
